Analyst, Asset Management (Alpharetta, GA)

About The Position

  • Prepare quarterly asset management reports for presentation to senior management
  • Formulate and maintain property cash flow projections and IRR models for use in corporate earnings models and other projects
  • Assist in the preparation of submarket studies, hold/sell analyses and detailed business plans
  • Prepare and maintain property valuations using discounted cash flow models, cap rate analyses, and comparable sales comparisons 
  • Actively participate in internal presentations/discussions and defend valuation conclusions while providing explanations for criteria
  • Monitor real estate submarket activity and prepare market analysis
  • Provide support in property sale and lease recommendations
  • Interact with tenants, brokers, buyers, 3rd party managers, and others in helping manage various leasing, sales, and development projects
  • Follow up on receipt and sufficiency of lease required financials
  • Review, track, and assist in the coordination of annual appraisals
  • Work with third party property managers, accounting, and lease management on annual budgets
  • Track debt covenants, credit criteria, and leasehold debt terms
  • Assess and analyze real estate and credit risk
  • Develop an in depth understanding of key asset specific loan provisions and key risks associated with the company’s position on those assets
  • Participate in construction draw reviews as required

Requirements

QUALIFICATIONS

  •  Business related undergraduate degree, masters preferred
  • 2-5 years’ relevant experience
  • Must have related work experience in Real Estate or Analyst field and familiarity with finance terms, structures, and industry-standard operating assumptions for both commercial and multi-family/condo properties
  • Must have a high level of proficiency with financial modeling/spreadsheets
  • Strong analytic, financial, communication skills, and critical thinking skills with the ability to draw conclusions from market research, site visits, financial models, published reports and conversations with borrowers and other real estate professionals
  • Self-motivated and display strong attention to detail
  • Possess the self-confidence to articulate and defend recommendations and question those of others
  • Strong work ethic and comfort operating with limited direction
  • High degree of personal integrity and intellectual curiosity, seeks to participate in a merit based compensation structure that encourages innovation
  • Comfort in unstructured environments and entrepreneurial work culture. Thinking outside of the box is the norm and is expected at the firm. iStar is not template investors but rather always looks for anomalies that produce superior risk-adjusted returns
  • Pride of ownership in end work product
  • Exceptional verbal and written communication skills
  • Strong experience in all Microsoft Office Suite tools especially in Excel and
  • PowerPoint and ARGUS experience
